hi Joseph.

appreciate the input. that was my first inclination.  I have an eviction attorney that I use and he said no problem to get them out but I would like to proceed cautiously as possible to minimize the damage, drama and physical damage to the property.

I am in the process of closing on this 2 family bank owned with holdover owner and one other tenant.  middle of the winter and although they have not paid for a long time I like occupancy to keep the place heated before disrupting things.  my plan is to approach the tenants and notify them that I am the new property mgr and I am there to get a month to month lease in place.  they are welcome to stay but must sign the lease and start paying rent.  failure to sign will result in eviction.  Does anyone have any suggestions on this approach.

Hello fellow investors,

mid career real estate investor, I have done many different kind of deals and have amassed a small portfolio of rental properties, singles, duplexes and triplex.  I have done this by myself, funding, management etc.  I am seeking an investor who is in the same situation and wants more and accelerate their business together to ultimately acquire larger MF buy and holds.
