No clause; they saw some houses sell in the area cheaper, however their comps did not match bedroom count and were not the same conditions. They're also discounting the ARV of this property and rental potential. Need to close pretty badly.

What to do when a buyer is trying to back out on a deal, but you have a nonrefundable down payment and signed contract from them?

I know of a couple brokerages that cover closing costs on their properties. Otherwise, a good rule of thumb is 3% (purchase price) to any agent involved, 1% for title, and 1% for misc. fees. Appraisals/inspections are usually ~$400/each. Lender fees vary.
