I have tried searching the posts, but didn't see anything...I was curious if anyone knows if there is a way to deduct improvements you make to prep a house you currently occupy but bought for a rental...is there a time window...I am kind of in a buy-rehab-rent situation and did not think I would be able to deduct any of the rehab costs, but figured I would ask just in case I am wrong and I can....appreciate any literature you might point me to as well...I am trying to finish up my accounts.

We have a 3 bed 2.5 bath home with an unfinished basement in CO...we will be renting it this summer and curious on opinions of best value to finish the basement...should we add a bedroom or two, a bathroom? We already have an extra living area in a sunroom addition and a room that is partial basement....the unfinished space is about 700 useable sf Thanks for any insight we just aren't sure what would be of more value to attract a renter to our sfh

Thanks...ill have to look into that our first property manager was awful, even the tenant disliked them...any suggestions on how to find a good company? I've read about what to ask when you find them, but I seem to be Google inept sometimes at trying to find them to get started

Looking for advice on generating interest in our rental property. Just informed our tenants of 6 years are moving the end of the month and trying figure out listings and pricing from over 1000 miles away. And advice would be greatly appreciated! I've posted on Zillow, Craigslist, military by owner, and trulia and hot pads off the Zillow listing. Thanks!!

I will live there the first year and then looking at renting, but the deal wasn't great, my realtor seems now to have been a very poor choice for looking at investment potential...would love advice on how to find a good realtor as I have a very sour taste in my mouth after this 'investment' that I think will break even in the end, but the whole process was very frustrating as it is also my first time buying a house (my husband bought the last one...I just looked at pictures and said it looked nice, lol)
