Hello,

I am going to be moving to the Youngstown Ohio area in August and am looking for a property to purchase where I can live in it and fix it up. Are there any wholesalers out there that have a 3-4 bedroom home in Youngstown, Boardman, Lowellville, or Austintown area that needs a face lift?

Thanks for the help!

Brian

Hi Shawn,

Thank's for the input! That is great to know about the roof and the interior cosmetic values, I actually picked up the Biggerpockets rehab book to trial and determine better values for such things. I would agree about the location, I currently own, and live, in a duplex in the Washington Heights area and the proximity to Wauwatosa was a good buying point. Plus being 15 minutes away from downtown Milwaukee is nice as well.

Thank you again for the help and I'll make sure to remember some of those costs when I look to run more potential deals.

Best of luck to you,

Brian Power

Hello everyone,

I am new to BiggerPockets and new to real estate investing, I currently own a duplex (living in one unit and renting out the other). I am looking to start analyzing different deals in my area. I have watched several of the webinars and have listened to countless podcasts. I really want to try and start working towards owning more rental properties and wanted to start by analyzing more deals.

I found a property, Duplex 3 bedrooms 1 bath per unit, in my area and have gone through the Rental Property Calculator. What I received was something a little bit over the 2% rule. I'm not entirely sure if I am doing things right or if this truly is the case with this property. Any advice on how to "double check" if what I used for numbers is correct?

Thanks all and excited to start this style of investing,

Brian Power
