Hello all, very new to the real estate world and brand new to BP!  I would like to house hack in the central Wisconsin area.  I will be moving to the area in October 2019 so I have some time, but if anyone could help point me in the right direction for finding an owner occupied loan, it would be extremely helpful (never applied for a home loan before, this will be my first).  Best ways to shop around for a loan like this?  Should I just start by looking for a good Realtor who can help me with this?

@Shawn Ackerman Thanks for the reply!  The property (and rental income from it) will come into play for the loan amount wont it?  I am still researching owner occupied loans through BP forums and podcasts and several other places.  I am honestly not sure who to even call to try and get set up with one.  Any advice on where to begin with that?

@Marcus Auerbach  thank you for the great advice, and don't be surprised if I take you up on your offer to keep asking questions!  I will start looking for a good realtor right away (that's on BP), if you have any suggestions of an investor friendly realtor you want to refer that covers more of central WI, I would love to check them out.  It sounds like a good realtor (like you) can save a good deal if the financing doesn't fit perfectly the first time.  Also, I don't plan of moving to the area until October (work reasons), so I have to time to find and analyze properties before I pull the trigger.  I will eventually want to move out and rent the unit I was living in, so the deal has to make sense for that as well as house hacking.  Thanks again for the encouragement and advice, much appreciated

Well, the title says it all.  I have never owned my own home but I feel it would be a great way to break into Real Estate Investing, but where do I start? How do I find a duplex, triplex, or 4plex to house hack?  Should I start by looking for a realtor who will help me find a place? Start calling banks to get approved for a loan?  I would like to find a place somewhere in central Wisconsin or near Madison. I am absorbing as much BP content as so can and I'm loving it. Any help and advice is greatly appreciated, Thanks!
