First time investor any little help will be much appreciated. 

strategy: Buy and Hold

investment: Multi-Family(4 units)

Price: $825,000

Va Loan: 12.5% Down($103,125.) 30yr Fixed 4.0% interest rate

Rehab: $50,000 estimated

          RENT

1st Unit: $1200 month

2nd Unit: $1500 Month

3rd Unit: $1650 Month

4th Unit: $1200 Month

Total Monthly: $5550

Annually: $66,600

Mortgage,taxes and insurance estimated: Monthly: $3875 annually: $46500

(all units pay own utilities except water)

Is this deal worth it? or don't waste my time?
