The only way I can produce buying power is use a heloc. Can I use a heloc to purchase a property? Then obtain a mortgage to pay off the heloc? Then in essence repeat this process?

I have heard of investors using helocs to purchase rental properties. I am interested how this vehicle can be used to buy properties?

I am beginner in this realm of real estate investing...I am trying to wrap my head around creative financing and I have a question. I am having an inability to save the 20% down on a rental property. I do own a home with considerable equity. Can you buy a rental property with a HELOC as a cash buyer? Secondly, after said purchase is finalized can you conduct a cash refi on that rental property and in turn pay back that HELOC? Lastly can you continued ur this process as a rinse and repeat? I want to start a property management company in Charlotte NC. I need to have a real estate license in order to collect rent and engage in leasing activities. Can I obtain a real estate license without working as a realtor or work for a real estate group/company?
