Quote from @Bruce Woodruff:

What data do you want from MLS that you cannot get from the other platforms?

Specifically, a list of cash closings which occurred in the town and surrounding towns within the last 12 months.

Just curious, why do want access to the MLS?

Hey Sean,

I’m a wholesaler looking to increase my buyers list. On the MLS, I want to gather information on investors who have bought property with cash in Derry (property location) and surrounding towns within the last 12 months. Then, I may reach out to them and see if they’re interested in another property.

I don’t have access to the MLS, so I want to obtain the services of a realtor who can help me accomplish my goal.

Quote from @Bruce Lynn:

Typically you need to be a licensed realtor to get MLS access.

You might get some of the info you need from someplace like PropStream.

What data are you looking for?

You might also look at software like flipscout, dealmachine, propertyradar, to see if that gives you the data you want.

If you can make it win-win for a realtor, they can also often give you limited access, or set up certain searches for you.  That public access does not give sold comps if that is what you are looking for.

They can set up better searches than you can do on any public site that I know about.....REO only, certain investor key words, certain school districts, certain $/sqft, and a host of other options that are interesting to investors.

Thank you for the informative response. I should have been more clean with why I need access: as a wholesaler, I sell to cash buyers. I'm looking to utilize information from the MLS to form a list of cash buyers who bought property in the last 12 months within the surrounding towns. That way, I may potentially reach out to them and inquire to see if they're interested in another investment properties

Hello,

I'm a wholesaler and  just got my first deal under contract (Yes!!!). There's a good amount of time before the closing date, and within that time I want to advertise the property.

How do I advertise the property I have under contract?

Is it legal to put a "For Sale" sign in front of the property If its under contract?

Thanks!
