@Louise A. Yes I am looking into the VA loan. Might be a hard sell working part time and going to school full time. I probably just wont get approved for a loan due to the amount of money I am making. I do not even qualify for most apartments because they require 2.5-3x monthly rent in monthly income after taxes.

From the numbers I have been researching I see some rooms going for 900 without kitchen access and some going for 1300 with full access to the house. Depending on the area but I am looking in areas where I can find mortgages around 2000-2800 per month for a 2 bedroom 2 bath 2 car garage (houses not condos for the most part).

I have been looking into trying to find a roommate to try and take over my current roommates master bedroom its definitely an option. 

I have not considered the AirBnB yet but thats something new to look into!

I will definitely take that into consideration once my BSN is complete and I can work as a nurse. Thats a pretty sweet gig she has there. I plan on working as much as the hospital will let me as long as it does not interfere with my school schedule.

Hello BP,

I have a rather complex (at least to me it seems complex) question and my current scenario for you to see if this fits any of y'alls  area of expertise at all.

My current situation is this. My current roommate of three years a good friend will no longer be able to live with me in the townhouse we rent and will be moving in with his mother. For me this means I will have to find a low income housing apartment which is an option I am trying to avoid or 'House Hack' if I am able to get a VA, FHA, or non traditional loan. I have been going to school for my BSN full time using the GI bill as my only source of income and am less than two years from completion of my degree, and I quit working at 24 hour fitness in February 2017. I have a job interview at Hoag hospital this Tuesday to try to have some sort of steady income for loan applications and to try and save for a small down payment.

I was wondering if anyone has any incite or input that would be helpful for my situation and or needs. I am currently in Anaheim and my school is in Anaheim/Irvine and would like to stay relatively close and know the area can make this plan very difficult but that is why I am asking the BiggerPockets community for advice and opinions on my plan. I do not mind constructive criticism or if someone knows of a different route for me to take I would love to hear as many differing or same opinions as possible.

@Sean Carroll Thanks yeah I have been looking into it, and I am 30 podcast in at the moment. I am trying to get more hours on taxable income to increase my chances of maybe getting a traditional loan or VA loan because right now I believe I qualify for low income housing but would much rather house hack and have someone else subsidize my rent while paying off part of my asset.

I have good idea of the numbers I am looking to achieve and the timeframe and even have a pretty good idea about how I want to get there. At the moment I am trying to look into possibly house hacking but using my GI bill for school as my main source of income getting a traditional loan will be next to impossible right now. So I am trying to find ways to finance a house to house hack while I finish out school and learn from that experience and make future rental properties that much easier of a process.

Bradley De comarmond Thanks for the reply, I am definitely interested in learning about all spectators and opportunities that are available. Especially with knowing how competitive and expensive areas like ours in California are. I actually have both of those books on my ebook list of books to buy. Maybe I will stop by Barnes and Noble and pick one up. I've been listening to podcast while studying and randomly throughout the day. They are helpful and some are pretty motivating hearing stories of average people go from basically broke to being able to 'retire' from their day jobs off passive income or money from wholesaling or flipping. I plan on attending a few get togethers very soon. I may ask you in the near future about your out of state investing advice and tips because I haven't heard a podcast on this yet but I've only listened to about 15 so far.

My name is Brian W. I am a 28 year old Army Veteran who visited California while on duty and decided when I got out I was gonna move here. I saved up and moved out here. I have always had an interest in real estate and known there is a comfortable and exciting life in it. I have no actual experience in real estate I have really started trying to absorb as much information as I can with intentions to dive in feet first when I finish my BSN/Nursing degree. I currently started clinicals and have a decent amount of free time I may fill with a part time job thats flexible with a constantly changing school schedule.   My goals would be to own around 50 properties making a passive income of at least 200$ per month each. I would also love to learn about flipping on my journey as well. I hope this is a sufficient introduction to give you guys an idea about who I am, my experience, and what my goals are.  I look forward to learning more and making new friends/partners on this wonderful networking platform.
