I guess I was talking about this.  
"Or are you talking about 10% cash on cash return from a retail purchase investor who is putting 20% - 30% down on the acquisition and paying full price for the home?"

This started in December of 2015.  I bought this 4 bed, 3ba in Parker, CO for $320,000 from a seller who was depressed and stressed out and just wanted to get out.  I think I put 25% down.  She was a hoarder and had pets so it smelled bad but was still in pretty good shape.  I painted, recarpeted, refinished and stained hardwood floors, put in granite counters and retiled bathrooms.  I put in a free standing glass shower in the master bath and that all ran about $25k.  I sold it in February of 2016  for $410,000 and that was a cash deal.  I think after  fees I made about $50,000.  It was my first flip and I was nervous.  I ran up a Home Depot card pretty high to pay for the materials and appliances.

I know a lot of investors who say 10% is the goal.  What do you think?

I'm a realtor but that's not why I'm here.  I have a company that I won't mention because I think it got my first post removed. =)  lol Anyway, I'd love to connect with investors interested in buy/hold/lease and I have done some flips in the past.  Okay that's all I got!
