Because this would be the epitome of shadiness...to steal a deal that you did not earn from the person who brought you the deal in the first place.

Reputation is EVERYTHING in this business, and while you may make a few dollars in the beginning using this method, eventually this type of of shadiness will catch up with you.

Congrats on your first deal! I'm a little confused, though. You say you've signed the assignment contract, but wouldn't the end buyer purchase price (with your assignment fee built into the price) already be included in that contract?

I just wanted to add that in some circumstances, the local housing authority pays the entire rental amount, because the tenant either has no income or too little income (after certain deductions are made) to have to contribute toward the rent.

So in this case, you'd get just 1 check - from the housing authority.
