My husband (not on our personal home mortgage loan, just me) is attempting to purchase and investment property. The broker he is working with says he cannot use the 9K from the HELOC on our primary residence as a down payment gift. I'm guessing it's because he's not on the HELOC loan and I'm not going to be on the investment property loan. However, he is on the title/deed to our primary residence and did have to sign paperwork in order for me to close on the HELOC. Broker wants us to refinance the HELOC to add him, but I literally just closed it 2 weeks ago. I don't want to do that. Any other ideas/options? Seems to me that the broker is not being very creative here. We have the money and I want to be on the deed/title to the investment property, but my DTI is a bit too high and I'm afraid would tip the scales infavorably on the investment loan if I attempted to be added in. HELP!!!
