Since joining Biggerpockets, I've noticed one thing, everyone labels themselves as "investors". That covers a very wide swath. What specifically do you invest in, and what area of the country, or planet? REO's, short sales, rehabs, new, SFR, Multi family, Office Buildings, Medical Office space, etc.? Do you buy for yourselves or clients? Do you participate as a hands on investor, or act as financial investor/joint venture partners?

A badge system becomes a popularity contest too, and would not necessarily mean someone knows more than someone else, that might actually live in the same state and know specifics on laws, codes, etc. Personally the influence system is amusing, but not really that helpful. I've seen very good advice and wisdom coming from new members, and some not so good from others with high numbers. In addition, longer responses aren't better than short sweet and to the point. Just my opinion!

I know there was a place set aside for people to do the wheelin and dealing of real estate investing.... did you make any deals while there? (For all of us that didn't get to go!)

Valerie, you've come to the right place! Take some time and really snoop out the entire site, cause it's filled with a wealth of information. Check out the different groups, just input any subject you may be interested in, and there will be something. Some groups haven't had any action for quite sometime. If it's moderated, email the moderator and ask if they're still interested in the subject and try to get it going again. WELCOME to the BP world!

Why would you write a letter when you can call? Personally if I want information on something, I want it as quickly as possible, and a phone call is faster than a letter. You also know when you call that you've made contact, not sit around wondering if they got the letter or not! You also can guage owners interest in selling better when you can hear their voice, answer any questions they have and get answers for your questions right away, etc. I'm a real estate agent and contractor, and that's always worked for me when calling on FSBO's, property not listed, etc. Most people appreciate your tenacity! Just google handyman, and call some. Ask for references,prices, etc. Make sure you check references. Also, if they're licensed/bonded, make sure it's current. Each state is different on licensing. You can also use Servicemagic, though that doesn't guarantee they're any better than other.

It is possible to pay a broker to license your company. However; the broker has all the liability, and is responsible for overseeing all the contracts, etc. A retired broker might be willing to risk it if they thought you were otherwise qualified and had the experience and education to do it, and they made enough off the deal.
