Hi @Eric P. - thank you for your insight! I appreciate it. I didn't see anything about payment in that thread (I could have missed it). I'm stuck on whether I should collect all funds or have payments go directly to my clients (the property owners), then bill them for my 20% at the end of each month. I was really struggling when I took all the payments myself - bookkeeping became a nightmare. 

I appreciate the feedback from PMers that have had similar issues!

Hi Bigger Pockets Community! After managing my own successful ST rental for years, I started a STR management business in my small mountain town and am gaining properties quickly. I have a few questions that I'd love some insight on from the BP community:

- How do you deal with payments? Airbnb splits things up night and easy, but not the HomeAway platforms. For awhile I was collecting all income and issuing my clients checks at the end of each month. However, I am a one-man-band currently and bookkeeping became a nightmare. Should I have all payments go to my clients and bill them each month? Or hire a bookkeeper? 

- How do you deal with middle of the night calls? 

- Does anyone have any software they love? I am currently using AirGMS but their cleaning capabilities are not top notch.
