@Lucas Martinez yes i believe so. it shows a title exam and a title final report on pre-closing document. It is a good deal so I’ll be tryin to save it. Hopefully I’ll get some more answers on Monday! Might even try to set up a call where I can talk to seller

Purchasing a home for primary residence. Went under contract on 11/26 with a closing date of 12/16. Got all the inspections done a day before inspection period ended. The contract was "As Is" but we found out that the heater would not kick on which was found during inspection period. So we sent the TRR's over. The seller did a FSBO but with a real estate agency that markets and lists only. The seller is now saying that he might not have enough cash to close next week because he somehow owes $13,000 more on the mortgage than what he bought it for in 2019?? Is he allowed to back out of the contract like this? I have well over $1,500 in the inspections, appraisals, and fees at this point. Trying to be understanding but also pretty frustrated. Any input would be greatly appreciated!! TIA

@Bryan Blankenship Thanks for the reply Bryan. The lease clearly states that after day 5 there is a late fee of 10%. Then 5 additional days in violation of that will start eviction proceedings.

I have just bought my first investment property, a duplex. I moved in one side while there was an existing tenant on the other side. I closed on the 25th of April and the same day went over to inform my tenant that I am now the owner. I also gave her all my contact info on a printed sheet of paper. The tenant was very cordial and outgoing. I politely explained to her that the lease agreement she signed is still applicable and the only thing that changes is where you send rent and to contact me with any requests for repairs. Fast forward to yesterday, the 1st, when she calls to say something about her coming off maternity leave and that she needs til the 15th to pay rent. I understand people hit rough patches but I am very suspicious and have a feeling this is just the tip of the iceberg. Her lease expires in September so she still has a few months there. What’s my next move? TIA

Hello, all. Just wanted to get a few suggestions on a house that I am looking at buying. It was flooded about 2 weeks ago when we got about 5 inches of rain in one morning. There ended up being roughly 6 inches of water in the house. It is also not in a flood zone. If you're standing in the driveway and looking out at the other houses in the round-about, you can tell that the house is the low point in the neighborhood. Now, there is about a 10 yard long metal covered drain in the street right in front of the house. This street drain has a large (probably 3 feet in diameter) culvert that runs right under the property to a  large concrete drainage ditch behind the house. I am a little bit worried that this is going to happen again. What other options are there to solve this problem? Do you have to lobby the city to improve the drainage capability or is it a lost cause? Any suggestions are greatly appreciated.
