Don, this is great. Thank you. I have been at those REI meetups and heard the crickets, lol. I have friends who are hard money lenders, and the rates were a no for me as a first time RE investor. I have Mutuals and Indexes- I have always played it safe, however, I've waited way too long to invest in Real Estate. I've purchased homes for my own residence, but never an investment. Appreciate the advice here!

Post: M1 $700 a month to join. Would you?

Hi Julian! I am not in the inner circle, that must be new. I have not been a very active alumni in the tribe the past few years, but still maintain a relationship with Rock and his wife Rose and see them and others at events. I am very active with my original pod, there are 7 of us and we have met faithfully for an hour every week for almost 8 years. I have also spoken to or messaged with at least 10 or 15 M1 members this week, I speak to them regularly, they are my network, support, and inspiration- colleagues and friends. I have gone through the  curriculum twice in those years, but the real magic is just reaching out to everyone. Post on the FB page with any requests, and get yourself into an active and engaging pod. The growth I've had since joining M1 in 2017 has been unreal. My whole life has changed and I am now also a member of Gobundance Women.

Thanks for your insight, I didn't realize that's what it was- I wasn't 100% sure of the method, and knew it was in the "too good to be true" category, but that's a whole different presentation there of what this method really is. I thought it was securing funds FROM private lenders to cover deals for investors- make a deal and get a cut. But this pretty much explains how that works. Thank you! Interested in anyone else's opinion, but you definitely rested my shiny object problem.

Hi! I am thinking of paying for the Gator Method program through Pace Morby, who I recently saw at the Aspire Conference in Charlotte. Has anyone tried it and had success? If so- what would you rate your work effort (not afraid of work), and the time to close a first deal? I'm making some pretty big moves right now and changing my business plan in a new direction, so I don't want to die of shiny object syndrome, but this method really speaks to me.

I have been in M1 for two years, just entered my third year this summer. It's value has been paid tenfold.  They do not take everyone who applies, however, it has much more to do than with just your portfolio. There must be an eagerness to learn, to participate, and to take feedback. There is an extreme accountability, which is what you must seek to better your lives. It is very interactive and you do get exactly from it what you put into it. It is all there for the taking, but you must take action. There are plenty of resources and value without having to buy any add-ons. They do however have available one on one coaching and some programs that have been vetted that are available if it is something you are interested in, like running AirBnBs, or learning how to travel hack credit cards. Many times, enough people have taken the course to give you advice to get started, but I have taken the AirBnB course and am now running AirBnBs. Only because I desired so, there is no pressure. There are also events, and I have paid for and attended four of them. It is not a requirement, but I wouldn't trade them for anything. 

So at the end of the day, M1 has become a huge part of my life and I have gained best friends and upped my investment, horizontal income, and career.  There are other areas as well, like your health and fitness, relationships, spirituality. At the end of the day- much like life, it is exactly what you decide to make of it and I'm one of the members who went all in and reaped the benefits.
