Donny,

 I thought the same thing before I started using Buildium.  The cost is based on number of units under management. 

 I thought that I could keep better records using other means rather then using Buildium. I found that is not the case! 

 If I did get the records properly's transcript into whatever form of tracking system I was using, I found that keeping track of all the data, because it was not in one place, was very difficult.  I'm using Buildium because it is designed to do one thing, and one thing well -  that is keep track of data.

It looks like that Cozy.co is more into rent payment on line rather than a full fetured management software.

Hi All, I am a real estate invester with  approximately 100+ units. I am currently using Buildium, but it takes becoming  very "clunky" and time-consuming to enter various details. I have been looking at Appfolo but the monthly cost would be double and you must sign a binding 1 year contract. The effort to switch all information into Appfolio would be substantial. 

Has anyone  used Appfolio or maybe started with Buildium and then switched to Appfolio. Also, can you give me any feedback on Appfolio in general...

I will ask my accomodator about the DST option. Sounds like a great option.

The situation that you described above, is exactly the situation I find myself in. To little inventory, and not enough time.

Joel,

Not sure what DST is...

You are exactly right about buyers not wanting to tie up property. However, just made an offer on one property that hopefully will happen, but in addition to the 1031 problems, I am asking for a $140,000 discount.

I am a real believer in fate, so if it is to be it will be.

For those that might want to review this post, I will try to keep you up-to-date as to exactly what is happening.

As always, will always be looking for advice.

Leslie, Bill, Juan,

I have absolutely no experience in the areas that you mentioned. I think it would be somewhat difficult to enter an area with no experience, and make such a decision in two or three weeks.

Do you have information or areas that I could explore, where additional information could be obtained?
