Hi @Uzma Abdullah - I imagine it would be difficult to find a multi-unit with one unit bigger than you are renting now in OC. There may be the possibility of an owner's unit being bigger than the rest?  If you broaden your search area, are there other cities you could live in, but your husband could still work his W-2? Remember, too, that you will have your income from the tenants helping to pay the mortgage, that might allow you to grow faster if you aren't "paying rent".

As far as looking in different cities to invest in,  Bakersfield where I am located, you can cash flow, but you won't see as much appreciation as you will down south. It's a really tight rental market here now. I'm happy to discuss the areas here for rentals if you'd like to.

The project is bringing workers, for sure, but it's just a blip of the activity here. The other growth areas, like potentially the large amount of warehouse distribution centers that have opened up, Amazon, the casino, outlets, and potential housing in Tejon, etc, will all drive the demand for affordable options. I am happy to chat with you about some options.

Great article, we'd want to look at those current numbers as the article isn't super recent. There are some areas of town that already have finished 2nd or 3rd units on them, I'd be happy to share some of them with you. We'd want to look into the ADU rules, to see about attached garage conversions, etc.

@Adam Regos - Without knowing your current living situation, could you buy the duplex and also rent out rooms in your own unit? As the duplex appreciates, you would also be acquiring cash to move onto the next deal in a year or two? Thoughts?

On a $600k unit, 15% down is $90,000. You wouldn't be as far from 20/25% equity as you think that way?

Route 66 does not come through Bakersfield. 

Bakersfield is a great city, with lots of shopping, housing, employment. Amazon just opened here, oil and ag, highs peed rail is supposed to come in. 

I cannot speak to an influx of construction workers, I haven't seen that myself. The rental market is tight, I can say that much. Real estate continues to be strong.

@Tarek Israwi - I am happy to connect and talk specifics with you, if you'd like. There has definitely been a resurgence in building new homes here in the last couple of years.

@Joe Rojas - Remember, too, that cash flow is just one part of the equation. Remember that for the term of the loan, your tenants will be paying down your loan for you, and every year your net worth will increase. Every purchase we make is a learning experience and helps to get us to our goal. There may also be ways for you to increase cash flow, whether through increased rents, billing back expenses to tenants, management, etc.
