@Adam Detig I’ve got some friends that are interested in investing and have some cash. Do you have any experience on partnerships and how to distribute based on ownership percentage? I would be doing a lot of the books/finding deals so I’m not sure if you take a larger ownership in that case.

Adam, thanks for responding. I agree with you, I keep hearing through all the books, webinars etc. that most people never actually get started due to these limitations. My biggest concern is that I just paid off my student loans and don’t have the cash flow to put down any money on a property right now - I also thought it might be better to own a home before starting in order to get some real estate experience on the home buying side. I just felt as if I needed 20 to 30k cash to put a down payment and cover expenses for a first property. Let me know what you think

I have just started learning about real estate investing and I probably have a few years until I can really begin buying properties. I would like to use this time to learn as much as possible. I have read through a couple books such as Bigger Pockents real estate investing and Bigger Pockets How to invest in real estate. I plan to read ABCs of real estate investing, and The Advanced guide to real estate investing  (both part of the Rich Dad series). Are there any other suggestions of things to do to prepare myself? I was looking for courses or other types of learning other than books but wasn’t able to find anything reasonable.
