Small multi-family (2-4 units) buy & hold investment.
Purchase price: $160,000
Cash invested: $12,500
Singe family house-hack renting two bedrooms in a 4-bed, 3 bath, 2-car garage home.
What made you interested in investing in this type of deal?
Fits personal space needs for now, and business goals lng-term.
How did you find this deal and how did you negotiate it?
From wholesaler, and negotiated well based on minor conditions.
How did you finance this deal?
Hard money into 30 yr fixed re-fi.
How did you add value to the deal?
Renovated: Added granite, high end finishes and fixures, landscaping, new flooring and painting throughout. Also, added smart-deadbolt locks to each bedroom for extra security in house-hack situation.
What was the outcome?
Excellent so far! Already appraised at $235K !
Lessons learned? Challenges?
Worst closing, and escrow agents, ever! OSN... OS National. Avoid if possible!

Chris, several of the other replies already mentioned this, but I feel it's key. Rather than relying on MSL properties, work towards off-market properties. Whether you find them yourself (marketing, dealing with sellers, getting properties under contract), or, partner with other wholesalers to get off-market rehab projects at wholesale prices, your numbers would start looking better.
