Hello BP fam, I have found a STR deal in the Upper Peninsula of Michigan. The owner was my neighbor growing up so he's giving me a good deal on it. It's not finished so pulling a regular loan could be difficult, plus the owner is giving me a good deal if I give him all cash. I have half of the cash but will need more. I've never dealt with hard or private money and was looking for some tips with it and any recommendations on who to use. Let me know. Thank you.

Hey Everyone! 

I'm getting close to have my first duplex very soon! I will be inheriting tenants and I was wondering what all of you do when you inherit tenants. I am going to send an introductory letter to them explaining when rent is due, where to send rent, etc. I was also curious if anyone has any insight on property management software. I have looked at cozy, landlord studio, buildium. Just wondering if any of you have used them and how it works to collect rent through them. Thank you.

@Tracey Wittke Have all of your properties been out of town? I'm looking in the Williamsburg and Kingsley area for my first deal. Just curious on what you have! 

@Alaina Korreck Do you also own rentals in the area?

Hello all,

I recently came across a property in a very nice area. I am renting an apartment right now and am looking to buy a property so my money is being invested instead of being thrown away. This led me to the idea of doing a live in flip. The property is in a great area where I feel would sell quick in the market I'm in. I'm thinking of rehabbing the kitchen, new appliances, new flooring throughout the house, new landscaping, paint, new trim. I may contract out some of the work in the kitchen but most of the work I will do myself. The property is listed at $162,900 but has been on the market for over a year so I would offer much lower and get an extra 25,000 for the rehab. I've been mostly learning about buy and hold properties for the last year and a half so I am newer to this niche. Please take a look at the property and let me know if this is something to even consider! Any help is appreciated. Thank you.

Hello all, 

I'm a beginner real estate investor and am looking for my first deal in Traverse City, MI. I've been using a few different agents in the area but can't seem to find one that is "investor friendly". Hi Everyone, My name is Bruce Bailey and I recently graduated from college and got a job in Traverse City Michigan.
