Trying to provide some good will to a great human in need.
This individual owns a two family in New Jersey 50/50 with a family member. Their relationship has went sour years ago. Up till two months ago both parties made their portion of the mortgage payment in a timely fashion for twenty years.
The other owner to be spiteful has not made several consecutive mortgage payments from June 2020.
The stoppage of payments is intentional. It is not due to Covid, loss of work or any sort of hardship.
It’s a severed family relationship that will not be repaired. There is no communication whatsoever for years.
The house is of significant value with a balance of <50k, however the paying owner has limited funds and is in a difficult overall financial spot.
Does the individual have any recourse or rights?

There are investor friendly title companies for that will give you a run down on title for $75. Everything you will need to know in order to make an educated decision (judgments, liens, taxes, lis pendent etc.)

Can you please offer any suggestions on how to scale the business?  Also I would like to become more versed on how to price new clients ( is this best as a monthly subscription service, is there a one time admin fee, are there additional costs for renting vacant units, contracting repairs ie plumbers, electricians etc., collecting rents and handling evictions). Any information is greatly appreciated.

Good afternoon All,

I just created an account for BP. This is a very interesting and helpful site from what I see. Currently, I work in originations for a European bank here in NYC/New Jersey. I have a background in sales, finance, credit and business development.

Last year I got my real estate license and began transacting deals. It's such an awesome business. Now, I'm searching for a multi-family home to hack in Northern New Jersey. To the community- are there BP forums here dedicated to Northern New Jersey multi-family investing?

Any pointers will be appreciated. I'm always open to networking with people who are passionate, motivated, have a purpose and genuinely enjoy helping one another elevate. Feel free to reach out.
