I agree with you Joe. We've been moving sideways for a while now, there may be a minor dip at some point but I believe it's going to start picking up first quarter next year. My employees agree and have been buying rentals for themselves too. One has owned a rental for about 3 years now, easily found long term leasers and things have been going great for her. She just bought another rental last month.

Cnn just published a top 10 list of best cities for rental properties, Las Vegas came in as #1. This is probably nothing surprising for you guys.

Thank you everyone for the warm welcome! Vegas is a great place despite the unemployment rate. Some of the deals I've seen are insane. The employees in the office are buying up rental properties for themselves.

Hi Jeff, I'm mostly out of the investment game now. I sold my properties to have more time to take care of my daughter.

As for my prediction, I believe it may decline a little bit more, but it's mostly just going to bump along the bottom until about February. In February the market may start slowly coming back.

I'm not basing it on any statistics, just general feeling around the area and my gut. I've been right before (made my millions in raw land mostly).
