I manage about 20 properties between Detroit and Jackson and rents have gone up quite a bit. It's good to use a management company as the will typically have a proven process for raising rents.

Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $90,000
Cash invested: $30,000

Duplex on a nice street purchased for $90K, put $30K in repairs. Renting for $2675 a month gross.
