Awesome analysis. My goal isn't to compete with them. I'm looking to solve problems for sellers, or identify a creative way to seize value where others do not recognize. The REITs are simply robots who will pay more. So get off the MLS, and start solving problems for sellers :)

We've used Plygem viny SDL splits (dark bronze outside, white inside) for specs priced over 1 million.  Photo below. I've always thought aluminum clad were out of my price range, but maybe as Greg suggests, I need to take another look.  Also, depends on price point- you can buyer cheaper wood windows and paint them dark if you don't want to pay for the SDL. but of course you'll have all the issues that come with wood, but get the look on a budget :)
