Hello all! This morning I ran into an issue with my partner. He seems to think it is acceptable to tell a potential buyer that I cant place an ARV on a property. My counter is that there is always and ARV and should always be included in a pitch if you will. I feel with telling a potential buyer that I cannot place an ARV I show my backside. Am I wrong? Not trying to win an argument, that is petty. Simply trying to guide my ship on the right and proper course. Thanks all!!!

So we all know the internet is filled with truths and cannot lie right?  That being said, may I ask some of the sources used by other investors that they have found to be accurate?  Basically I am looking for a reliable online source for real estate market values.
