the area reached the highest sales point for similar style properties so I decided to cash out. The tenants were understanding and were able to find new accommodations quickly. 

I am looking at foreclosure auctions everyday to see if I can invest the funds into a BRRR deal!

Investment Info:

Condo buy & hold investment in Hialeah.

Purchase price: $155,000
Cash invested: $40,000
Sale price: $270,000

I purchased a 2/2 in a gated community in January 2020.
I just sold this property to a cash buyer. It was posted for 6 days.
We had received 6 offers on the property.

What made you interested in investing in this type of deal?

This condo was located in the same community that I grew up in.

How did you find this deal and how did you negotiate it?

I was working with a realtor who came across this great deal.
I purchased it site-unseen.

How did you finance this deal?

30 year Conventional loan at 4.25%

How did you add value to the deal?

We added a new washer/dryer, installed crown-molding, baseboards, new toilets, and new vanities.
