Thank you Adam Martin. You make some good points. Using a property manager for these rental properties is new. So, I'm still learning how these things should work. We don't pay the PM if a tenant renews as the lease just goes month to month. You're right, this scenario needs to be in our agreement going forward. Seems to me like half of one month's rent would be fair.

Also, would you pay your PM one month rent for a 6 month lease? We haven't negotiated that yet.

Hello everyone. Property Management question.
One of my tenants wants to move from one unit in one of our properties to another unit in one of our other properties. My PM wants to charge her usual one month rent fees as she would for renting out a vacant unit to a new tenant.
Is that standard practice?
