@Mercury Mcbride Thats a little difficult to answer at this moment considering I've only been in Chicago for a month now and I'm still trying to figure out all the different styles of homes. I can tell you that I do stay away from the BIG projects that have a 100k plus on the rehab, I don't do developments and or major additions only because I don't like my money being out in the market for long periods of time. Lesson learned after 2007-08.

Forgive me for the delayed response!!! Still new to this forum and because I'm on the road most of the day going from house to house not all of these notification are coming through on y phone.  @Ned Carey I appreciate the complement however I can only give my opinion and thats not to say that that will always be the right opinion.  I can tell you though if you are trying to maximize your business and profits "Organized Systems" are definitely a MUST!!!!

Laugh back!!!!! And understand that whatever realtor laughs at you has only done you a solid in letting you know right from the start that they aren't the one to work with. In the game of real estate it's all about building relationships!!! Sure the MLS is probably flooded with investors throwing out blind offers on every little green house out there. However if you get a realtor that knows how to work with a cash investor they will know how to find you the deals both on and off the market. They'll know what "Due-Diligence" means and put in the work to find you those deals and when they do, make sure to use them to purchase and re-sell so that way you win and they win. There's a lot more to it but you get my point. Best of luck and remember laugh back!!!!
