Thanks David . I know I'm going to need to build a garage and would love to add some sqft living space above it. I was told you couldn't by someone over the phone at planning and zoning. But see house all around it that do. Any suggestions on how to do this or how others have.

But i just want to make sure if I continue on and it classifies me as partnership when I go and find my cpa he doesn't tell me it was a mistake and it's not easy to change or can't change . I'm still trying to find a cpa but nobody will talk to me till may. Just don't want to back myself in a corner and cost myself later.

One peace of advice: Not all attorneys are created equal! Get a Real Estate Attorney.
Any recommendations we have an old friend who was going to help us with some stuff but he is not a real estate attorney. Thanks
