Hey Jonathan thank you for the reply. So at this point a lawyer is not needed? With her paying late every month which is in the contract as well as her having down payment by June 1. I don’t want to deal with her at all at this point. Can i still go through with the eviction process without waiting on 30 days

Hello bigger pockets family. I have a question about contract for deed/advice. I’m from Kansas

I had a lady move into a place on contract for deed on April ,2019. To help the women out we let the lady move in and signed an additional agreement/contract stating that she would have her down payment paid in full on June 1, 2019. We have that contract and additional text messages from the lady saying that would be plenty of time. Every month since April she has been late on her regular monthly payment and a pain to deal with. It states in the contract failure to make payment on time can result in termination of contract. She’s been late every single month with a excuse. Now that her downpayment in full is due she has more excuses. At this point we can see if we allow her to stay it’ll just be a headache and want her out. What are my options? She’s only been in the property going on 3 months. With this being a contract for deed what is the best way to go about this? All info is greatly appreciate. I’m in Wichita, Kansas if anyone knows as lawyer experienced in dealing with this issue please share.
