I was asking in general, because it could be a convenient way to conduct business. However, what sparked with is I had emailed some apartment applications to prospective tenants, and they returned them by filling them in electronically. This includes typing their name in the signature blank for the release of information disclaimer. Wasn't sure if I could then start verifying the information, or if I needed a signature provided in a different manner. In this case the application is assumed to be coming from the actual applicant, because it was received from their email address. Those are some good points to consider though.

I am trying to figure out if I could accept them, and what form they can take to be legally binding.

I would like to know what the general consensus on digital signatures is, and if you accept them do you have rules on what constitutes a valid signature (ie does typing your name in a blank count, or only cryptographic signatures allowed). Anyone have experience with this?

Thanks for the condolences. I would be interested in hearing any thoughts on it. The property is a duplex on .3 acres of land. According to the town assessor the property has 1840 sq ft of "livable" space (so I guess not including basement) between the two units, and my best guess is that the split is about 2/3 of the footage used for a 3 bedroom unit with 1.5 baths. The other unit is a 1 bed with 1 bath. Both units have off street parking, and I believe I would only have to include sewer for utilities as everything else should be separately metered. The entire building has been recently renovated by the insurance company, because there had been a fire caused by the old tenant so everything is in nice condition.

My wife and I are in the process of purchasing a duplex in Portsmouth, NH to use as a buy-and-hold multifamily rental. My question is how to go about setting a reasonable market rent? So far I have spoken with someone whom lives in the town to get their opinion, but they don't have an experience beyond being a renter. The most they have said is some of my numbers look reasonable.

A strategy I was trying to use was to find similar quality apartments online to calculate a dollars per square foot and then average them together to get an idea, but I am not sure if this is a good idea.

Any thoughts?

Will: Thanks, I'm hoping between my wife and I we'll be able to handle the property management ourselves as long as we are screening well enough. Numbers wise in Portsmouth are definitely higher from what I have seen, and I wouldn't think to buy in town normally. However, my wife's grandfather passed away with a reverse mortgage on his house so that gives us the option of buying it with whatever equity is left in the property. So far from my guesses at expenses it should do ok. I have been looking on real estate websites and there always seems to be plenty of multifamilies in Manchester. What's your experience with tenants there?

Al: No worries; unfortunately I don't have any good recommendations for PC learning as I am largely self taught. Do you attend any of the REIA meetings? Maybe, I'll see you around.

Matt: Thanks, I agree I need to network some more. It is something that I've never been very good at. I understand there used to be a seacoast REIA, but I'm not sure what happened to it.
