I have a duplex north of KC in Kearney MO and I'm beginning to realize it's a lot to take on while also starting a new career. So I'm wondering if anyone knows of any property management companies that serve this area? Tried google and didn't see anything that looked promising. Thanks

Yeah I've seen their lease and it's not set to end until November. I was more wondering, since they don't have my information, should I get them to sign something that says they'll pay their rent to me from now on, rather than to the previous owner.

I will be closing on my first duplex later this afternoon (finally). I hadn't really thought about this before now, but since one side of the duplex is already occupied - with inherited tenants - will I need to get them to sign an addendum to their current lease stating that I'm am their new landlord and that they will need to be making future rent payments to me? 


Up to this point I've had no real contact with the current tenants, but they do know that the property has been purchased by someone.

Thank you everyone for your input. I ended up calling around to several different places, and State Farm came back with the best numbers. I'm skeptical about how good the coverage is, because of how much lower they came in under everyone else. The agent is actually a friend of mine who I totally forgot worked in insurance so I decided I'd give him the business and just hope that it doesn't come back to bite me.

I do all my personal banking and insurance through USAA. So today I called them to get a quote on the duplex I'm in the middle of purchasing, and even with a $10k deductible the monthly premium was almost $200.00, which seems extremely high to me. Does this seem like a normal amount, or are there local companies in the area that I should look into?

Just to give some context, the duplex was built in the late 80s, is in good shape, and is not in a flood zone.

Hello all, I've never been a big forum guy, but I am finally taking a moment to introduce myself, after being a pro member for a few months now. 

I'm a new real estate investor in the Kansas City area, looking to do long-term hold rental property. After several months of looking for deals, I actually just got under contract on my first rental property, it is a duplex in Kearney, MO (about 20 minutes north of KCMO). It's a bit of a fixer upper, but I have a construction background, so that's really not intimidating to me at all. 

Lastly, I'm not sure if this is the correct place to ask this, but to my fellow KC area investors, could you recommend good local places to go (or other forum posts that reference this) for building materials, i.e. flooring, paint, appliances, etc.? I've been looking at places like Lowes & Home Depot, and the prices seem reasonable enough, but having never bought stuff like this in bulk I was wondering if there were better places to look?
