Thanks for the advice Drago! 

Where specifically do you look for these trends and market data? Also, what books or sources would you recommend that can help me get an idea of what these numbers mean and how they should be impacting my thought process when analyzing them. As well as what is considered a “good” range for these data sets to fall. 

I noticed you are a lender who operates in my state as well, if you have some time available I think I would greatly benefit from learning what I can be doing to increase my chances of securing a loan and what lenders look for in potential clients. 

Lastly, do you have any connections in Northeast Pennsylvania with investors who work with beginners or who you think would be interested sharing and/or helping me learn some concepts that will give me a stronger foundation to build my investing on.

My name is Bryson and I am Senior in high school this year. I run my own small pressure washing/handyman business on the side while I was working full time over the summer doing plumbing and electrical. I just landed an internship in a zoning office and I have been doing it all to raise funds to put towards my first investment property. After reading Rich Dad Poor Dad and Second Chance by Robert Kiyosaki. I was talking with an investor about what I could read so I could have a valuable conversation with him about real estate investing. BRRRR came highly recommended which I finished today and that has brought me here! I'm so excited to be making progress and making my first few steps toward the door and hopefully within the next few months I'll have my foot in it. If any new investors are interested in working with me so we can share what we have found or if any experienced investors have any wisdom they would be willing to share it would be greatly appreciated. Right now I know the bones of the BRRRR and what things need to be in place to make it successful but I know nothing about markets or how to analyze them. I assume this should be the first step I should take but I do not know. Any advice would be awesome!!!
