What is the makeup of the basement? Is it a Michigan basement or is it a poured/block foundation? Is all the plumbing exposed in the floor joists? Have you considered just insulating around the pipes? As long as there is decently steady flow through the pipes and its in a semi-insulated basement I really don't think you'd have any problems. You can always get foam insulating sleeves to wrap your pipes as well and that may be a more cost effective solution.

Hi all,
I am new to the Southeast side of Michigan (formerly from the Grand Rapids and Upper Peninsula area). My wife and I have been wanting to get into real estate investing for sometime now and after recently selling our first home where we profited just under 80k we believe we've built up the courage to dive into the investing game with rentals. Our preference would be multi-family however we aren't at all opposed to single family residences that can cash flow.
If there is anyone here local (or familiar) to the Howell area who would be willing to lend advice or point me in a direction to start that would be greatly appreciated! We are currently stuck on trying to find the right property that will work for us but it seems every time we find one that we think will work it is gone by the time we are ready to jump on it.
