Condo hotels are like that. Even small problems may always exist, the management rental companies take care of them probably without charging you. Of course, less all the costs, your rental income is small, only good for a passive investor like me.

HOA can even put a fine on us.

For example, HOA hires police patrol to protect the neighborhood.
Since the police cannot issue a speeding ticket on our private road,
the police officer will pass the information to our HOA. HOA then may put a fine on the driver if he resides in our neighborhood.

In my subdivision, HOA takes control. Cutting grass costs each family anywhere between $100-$300 a month.

I am certainly worried about it. But sooner or later, it will happen.
A WSJ article is saying that white house is going to replace Demarco
because he is blocking the principal deduction advocated by the administration. If the administration can get the massive principal deduction going next year, it will be a reasonable timing for AB284 to be relaxed.

Yes! At the peak of the BUBBLE, many major developments took place. Some of the greatest condo buildings and resort hotels in many cities were planed and built. Many developers and banks have lost so much money thereafter and they are unlikely to build the same for many years to come. Hedge funds have been busy collecting cheaper assets for higher return, but I believe sooner or later, dearth of liquidity will push them to the aforesaid newer building market.

On the other hand, smaller cash investors have begun to take this unprecedented opportunity since a year or two ago.

If it is a condo building, you also want to collect information for all the units in the building, especially the price histories of them so that not only you get some feeling of the trend, but also you may estimate the "shadow inventory" relevant to the unit you are interested.
