Post: Large stains in carpet , how to charge

Members please help me out on this. Landlord trying to sell the property. High quality Berber carpet with 25 year warranty was purchased ~ 10 years ago. Landlord intends to sell the property.

Steam cleaning was done.

Tenant left large stains on 2 stairs which are very visible.  Several stairs have lot of dirt or discoloration from use, making them look ugly. 1 bedroom has large stains and other bedroom 6' stain but very bright.

Landlord feels this will steer potential buyers to thinking of replacing carpets vs had stains not been there or minor, resale value could have been better. How much can be charged? Entire carpet likely needs replacement by stairs (not to have mismatch as carpet is no longer available). Same with bedrooms. That leaves 2 bedrooms and hallway with mismatched carpets. Replacement of entire carpet seems like the only option at this point. This would have been a cost easily avoidable if stains were less visible or minor. How much can the landlord charge tenants?

thank you all for sharing your wisdom.  It was huge help! Landlord has decided not to charge tenant for either as A/C not working wouldn't change the cost of repair if reported earlier.

Many mentioned there was no way to fix broken seal to prevent additional damage

Not charging tenant was prudent thing to do

I do have a pre-move in inspection which did not have either of the issues noted. Tenant was advised to do a thorough inspection of property and report any finding after moving in within a reasonable amount of time. Nothing was reported. No service record for A/C and it was operational when property was handed over. 

This is not to blame that the tenant caused a situation for condensation but it is for not reporting issue in a timely fashion which could have allowed fixing and minimizing the effect. Likely cause is a broken seal which could have been sealed to stop moisture intrusion to this extent and avoided window replacement.

Hello, I need your help or pointers to move in the right direction. My tenant is moving out and couple of relatively major issues have been noted. 

1) lot of condensation on one window which the tenant has never disclosed. When asked said he didn't know as they had a curtain. Landlord lived at the property for over a decade and never had such a situation. 

2) A/C likely not functioning. When asked said they have had no problems.

Online research states condensation is tenants liability. 

Both cases issues were not bought to landlords attention prior to inspection to give tenant a benefit of doubt.

Please suggest who needs to bear the cost as window replamemt might be an expensive cost.

Landlord is trying to sell the property and feels condensation issue if reported at early stage, could have been taken care of by proper re-seal or tradesmen advice.

Given advance notice on A/C situation, issue would have been fixed rather than showing up in inspection reports.
