What about selling a sub 2, instead of holding, because maybe the area isn't really for renters. Like say I get a sub 2 for 100,000 that is worth 160,000 and I put 25,000 work into it what happens to the other 35,000 minus associated fees involved. I think that makes since.

I finally received a much need promotion about half a year back, I have been saving up some funds. I do believe I will soon be trying to contact some people that might be in pre-foreclosure in the surrounding area. I was wondering if I wanted to snatch up the pre-foreclosure then fix and flip it, would a wrap around or sub 2 be better? I know they are pretty much the same thing, but my instincts are telling me I should probably go with a wrap around, because I feel like the original owner has less right to wring me for more money once the house is sold. Being that it will be my first deal I will want to take care of the original owner to my fullest, and help them out, but as we all know some people out there just want more, and will even try to bring in lawyers and what not to get it. I would really appreciate some input on the matter, and what steps I should take to get the deal done correctly.

Hello again BP people in the Tulsa area, and also the rest of you all. I realized that in my current situation that I will need to bird dog for an investor. So I was wondering what it is like bird dogging, I would like to soak up as much knowledge as possible. Also, if there are any local people near me that are looking for a novice that can help bare the workload, that would be cool too.

Other than the courthouse, is the a pretty reliable online source of information about a neighborhood a house is in?

I am really interested in doing wholesale on pre-foreclosures, initially to build capital at first. I was just wondering of any strategies out there for doing such a thing. Also, what is the best way to contact the people that are being foreclosed on?
Things I would like to know.
1. Should I try to get the people that owe about have of there mortgage or less?
2. Where do I get the contracts to start the sale?
3. Where are the best places to find buyers in your local market for wholesales?
4. Also, if I do find a buyer, is there a formula in the industry for the finders fee part?

I went out today and found some Realtors in the Tahlequah, and Muskogee area to find foreclosures in the two counties. I asked banks questions about loaning options. Just trying to build some good contacts where I want to start.
