Great tip! We have been picking up mistinted paint from walmart, and left over paint from the rehab store for about $8 per gallon. The best place we have found so far is our local transfer station, we get the paint for free from that place :)

Oh PS, the house came with a very nice Kenmore W/D set ($250-$300)and nice armoire($60), they are going to be sold to help pay for rehab work. Nice hidden assets :)

Terry, lol thank you so much for mentioning the oil based Killz. My wife and I were back and forth on which to buy, then we bought water based since it would be easier to cleanup. We havent opened it yet, so its going to get exchanged.

Great point about fixing what "needs" fixing, I should go back through the to do list with that in mind. Its tough not to "want" to fix things.

I will post up some pics as soon as I remember to bring in pics to the office. I have a whole bunch I just need to upload them :)

I purchased deal number 2 mentioned in my last post, for $3200(definitely paid to much). We started cleanup and repairs over the weekend.

I have started tearing up the floor near the back door that was damaged due to water. This is a cheap fix since I already have 3/4" plywood and 2x4's.

We are putting in new/used carpet in the 2 bed rooms ($50 total on Craigslist).

We are looking for linoleum to replace the kitchen and bath room floors, any suggestions on this?

The whole house is imitation wood paneling in pretty good shape, we cant decide if we should paint it or not?

The ceiling in the living area is wavy, should we bother replacing it? or fix it? can it be fixed?

The washer and dryer hook up is in what could be a nice sized master bed room. I guess there was a 2nd bathroom before someone remodeled and stuck the washer and dryer in there. We are considering moving the hookups into the large bathroom and use a stack washer and dryer. I dont want to buy a stack W/D though, they are like $500 used. What do you think? should we just add closet doors to conceal the W/D where they are?

Can you give me an example of how much is a fair rate to pay for notes? If you dont want to type it out, do you have a good link for reference maybe?

I would love to partner with someone locally, havent found the right investor yet though.

I appreciate the offer to invest with you. However, I prefer to do a few locally where I can be fully involved in the process, and get comfortable with the process, before I start investing out of state.

Ok thank goodness, I thought I was missing something. I was under the impression that some people would take mobile homes that were in need of major repair and flip them. But after I did some number crunching on a few homes they just didnt make sense.

I have been out looking at a lot of MH over the last week, I cannot believe the condition of some.

Some of the mobile homes I have seen really look like a tornado swept through. I'm talking busted windows, missing doors (int and ext), no plumbing fixtures, decks half tore out, siding missing, holes in the siding, cabinet doors missing, whole cabinets missing, garbage piles, missing floors, wire stripped out...

I cant believe some people waste their time destroying a property like that.

Does anyone here rehab these kind of properties and make money on them? Horror and success stories are welcome :wink:
