I need help to build a campaign in my central Arkansas market for motivated Sellers. Contract work to help get us set up and rolling. Already purchased a Carrot membership. Need help with PPC campaign. Would like to have Ad Words builder experience and utilize some resources we have already aquired. Possible stay on retainer/contract after the build to manage, adjust budgets, remove underperformers, set up conversion goals, etc.

I am relocating to the DFW area from Little Rock and want to reach out and do some networking. I have been in real estate investing for several years and am committed to it as an investment vehicle for my family. Currently have 60 doors that include SFR and MF in Little Rock. I am moving to Dallas and would like to hit the ground running and would like to partner with private, hard-money and portfolio lenders.
My investment experience and focus is SFR buy and hold, MF, SFR fix and flip.

Hello DFW investors. I am relocating to the DFW area from Little Rock and want to reach out and do some networking. I have been in real estate investing for several years and am committed to it as an investment vehicle for my family. Currently have 60 doors that include SFR and MF in Little Rock. I am moving to Dallas and would like to hit the ground running. I would love to share what I have learned in my market (failures and success) as well as get a pulse on portfolios lenders, contractors, vendors in the Dallas market. I also am open to partnerships. I have 4 successful investment partnerships in AR.
My investment experience and focus is SFR buy and hold, MF, SFR fix and flip.

Durn those thieves who pray on my poor unsuspecting AC units while we are in the middle of a flip or have a vacant rental ! I mean really .... I have had these sorry people rip apart a brand new 1500 dollar unit to get to the 45 dollars worth of copper on the inside.
I recently contacted a iron welder I found in the yellow pages and had him construct an iron metal frame that can be planced aournd the outside unit. The AC unit now looks secure (but I don't bolt it to the ground.. shhhhh).
Then the day before we close on the property I simply have my guys go pick the cage up and move to the next property. I am not saying it will be 100% effective 100% of the time .. but heck it only cost me $250 dollars to have built and so far it has worked out well.

Jacob,
95% of my properties are financed through local community banks. The rule of thumb in my market is that a local lender will have authority to lend to a certain amount with his own approval. Once you get over an certain dollar in aggregate debt (250,000 is the norm I have found) the lender then has to take it to loan committee for approval. Many of my local banks also only have a limited appetite for SFR rentals and so after about 4 or 5 I start utilizing another local bank. The key is to always be networking with local community banks and finding the lenders that fit your needs and have the appetite to do this type of loan.
Rates and Terms very but lately we are getting 5.0 to 5.5% with a 20 year amortization at a five year term.
