As Warren Buffett (sp?) has said, "Real Estate, not making any more of that anytime soon."

Real Estate is always a safe investment if you can hold out long term. Right now is the BEST time to buy.

"When others are greedy, be fearful. When others are fearfull, be greedy".

In other words, when the market is down, buy. when the market is up sell.

So, buy all that you can now while the market is down. Remember that you do not make your money when you sell, you make it when you buy.

I was wondering, what is ging on in Texas with the Multi-Family market? I Notice a lot of very nice properties for sale at very low prices. Is there a reason everyone is dumping apartment properties there?

Yes, Listings are much more costly to an agent than working with a buyer. The marketing cost is much more than the general public give us credit for.

Why would you want to only deal with buyers? Well, that is simple. Before you ever show a single home to a buyer, you get them pre-qualified for a mortgage. So, you know that they can purchase a home.

Right now, many people are needing to sell. This means that there are much more sellers on the than buyers. So, if you have a qualified buyer you have a much higher chance of making a deal happen.

If you can hold/rent the proerty until the market starts to turn, you will get more for your home. As Richard said, with all of the Foreclosures on the market right now, it is very hard to pull a retail price.

Those are some very good points. I will be sure to keep those in mind as I progress though my Real Estate career.

There is no since in trying to hide the fact that I am interested in making a dollar on every transaction I am involved with. This is the reason anyone goes into work everyday no matter what profession they have chosen. However, the reason I got into Real Estate was to help people make money while making a decent living doing it.

Whether I am working with an experienced investor, or Joe homeowner I approach every transaction as an investment. I always bring to light the potential of making money while purchasing or selling a home/property.

You know I have to ask Jon, do you invest outside of Colorado. And if so, what type of properties do you typically look for? I can’t give you direct access to the MLS, what I can do is set you up with on my website which will allow you to search the entire MLS, set up listing alerts, save property searches, and save properties. I will provide all of the information I have available to me any time you request it. Ok, here is a question I know that many of you would love to answer. But, here is the deal...

Why are Realtors such a bad thing, and is there anyway I can turn the tide? Can I become the exception to the rule?

What are some of the things investors hate about Realtors?

What could a Realtor such as me do to help change the perception?

What can I do to provide a valuable service to the investment community?
