I was quoted about $2k (not including escrow) yesterday to close at 4.25% with no points at Iberia Bank. I don't think they are nationwide though.  Also, you might check out amerisave.com. We purchased a property with them and it went well.

Something else to consider, the statute of limitations does not start running until you file a return. Some may choose to file without a filing requirement just to start the clock.

CPA in Arkansas - If the property is not being used for "the production of income," ie you do not have the property available for rent, it cannot be depreciated. In fact, I would be wary of depreciating an asset with no income year after year.

Filing a return does start the statute of limitations as far ad IRS audits go. If you do not file, it leaves the year open for audit indefinitely.

The NWA-REIA is having a vendor expo on December 8th. I think there will be 10 or so vendors with tables and a lot of networking.
