I will be a part time agent. Honestly, I do not plan to be an agent for others. I have a sales job that is demanding that I will keep. I will use my license for myself, and friends who want to do what they see me already doing. I will subscribe to your YT channel.

congratulations on the success that you’ve had so far. I got my license in California. I went through an at your own pace online course called RealEstateU.

Thank you for that funding tip! What questions did you ask the banks when determining if they are a good fit for you?

Hey Byron, congratulations on getting your license. I would recommend that you try to attend your local REI networking groups and meetups. Connect with PMs and Contractors. These people will help you be successful on your RE journey. You can usually find off market deals on social media or by cold calling. Carry out pre-call research, find a good time to call, do it for 1-2 hours a day or more. Let the people you cold call know that you are there to help them. It's hard to answer your question because we don't know exactly what your goals are. Are you trying to do Flips, Turnkey, Cosmetic Rehabs and the likes?

Hello BP World,

I got my Real Estate license for my own investment purposes. My goal is to purchase of duplex, triplex, or quad. I see places on the MLS. However, I know there are more strategic ways for me to hunt for a deal. There are so many different people that does so many different things, I think I am getting overwhelmed with information that does not apply to my main goal.

Who should I be looking to connect with so I can locate potential deals?

My goal is to better understand how I should calculate my offer. Please share your thoughts with my math...

  • ARV: $500,000
  • 75% of ARV: $375,000
  • Repair: $63,000

$375,000 - $63,000 = All In offer $312,000

Please shed some light on my thought process. What am I thinking right? What am I not thinking about?

My goal is to BRRRR one Single family - Quad within the next 12 months.

I would like to try cold calling. How do I find list with phone numbers?

@Michael Dumler thank you for your response. I will be house hacking. My first goal is to find something that is really run down so I can justify giving a low ball offer. Therefore giving me room to increase the value significantly. My last resort is to do an FHA (my first property is more than 100 miles away). I am not familiar with how to navigate a deal with an investor with me planning to stay in the property and hold onto it. I only have the slightest idea how to do it if it is a hard money lender and I refi out of their loan with a bank.

@Nicholas L. Thank you for your reply.  I will need to purchase something in my market this time because I need to move into one of the units. I recently got my real estate license, so I am learning how to locate the areas that have the property types that I am looking for so I can drive the neighborhoods.
