I'm interested in a property that's already listed on the market and has realtors involved. I’d like to explore a creative financing option—specifically, a seller-financed deal—but I’m unsure how to approach this given the presence of agents. Has anyone navigated a similar situation or have advice on how to structure this effectively while respecting the existing realtor relationships?

Note: This is a four-plex deal that has been listed for over 150 days. It's a good candidate for BRRR.

Hi everyone,

I want to purchase a multi-family property and want to do it with a DSCR loan (this will be my first time using one). Thus, I'd like to ask for 1) lenders in the San Antonio area and 2) your advise choosing the right DSCR lender for my needs.

The renno is expected to take 6 months - 12 months (we have a very good team in place).

The main issue I have is contemplating the baloon payment at the end of the 2nd year and refinancing the remainder with a bank...how can I compute that into calculating the IRR?

In sum:

- 42 apartment rental deal (land has potential to add 32 more on  two small building but that phase would be out of scope for this initial stage analysis).

- Negotiated sales price $3.2 (seller financed)

- 30% DP @ 7% / 20rs. With balloon payment at end of year 2.

- Expected renovation costs $1MM.

Hi there. I'm trying to raise funds from my family and I am being asked to produce pro-forma scenarios at 2, 5, and 10 years which should include IRR and ROI.

Given that the seller is financing the deal for the 2 years and then the plan is to re-finance it with a bank, I am having difficulty producing such financial analysis.

May I kindly request your help should you have a model I can use?

Hi there!

I moved to the US last year and finally achieved an overdue dream of mine....my 1st BRRRR; Although not the ideal deal, it got me started.

My challenge to continue growing is that I have no network. Specifically, I need help getting access to:

- financing partners/sources,

- Trustworthy CPA to help planning corporate strategy tax wise (LLCs, etc.).

- Trustworthy contractor for rennos in the Austin/San Antonio, TX area.

Whatever input you may have is very welcome.
