Hey Cody,
My mom (and her mom) always had a supply of jelly's/jams/vegetables/sauces in jars, and I've slowly followed suit, asking the expert for help when needed. - Go buy some small jelly jars, a lot of fruit, and a few boxes of pectin/sure-jell and you are ready to rock. Jelly's/jam's is the easiest. I started by buying a few boxes of sure jell, and going to the produce section (or farmers market) and buying different things that I thought would go well together. I first started by trying to not use sure jell (which requires a lot of sugar). Like with blueberries and raspberries, you need a lot of berries, with a few cups of sugar (less than you would with sure jell) and cook it for a while until it thickens when it cools.
**A tip - you can buy frozen berries at Aldi's for cheap, and they are frozen at the peak of ripeness (so they say), so they work great**
Using sure jell and sugar helps you make plenty of jars worth, if you use low/no sugar pectin, you make far fewer jars.
My favorite batch was no pectin added - raspberry pear habanero, which had sugar. It was sweet and tasty with a small spice to it :)
I've also recently made some pickled red onions, and a small batch of picante sauce!

I just recently got back from near your area, Loveland,
We went hiking in RMNP, but at home I love going on walks with my dog, and riding my bicycle.
Enjoy cooking and canning and making jellies and jams, and getting into more baking.
I would love to go skiing again (only been once).

Yea, being employed is my first problem. Somewhere I read a FHA loan likes two years of employment. Which I had 5 years, but now the timer starts when I get a job.
I'm wondering if I can take a loan from my Vanguard IRA for a downpayment without selling. I haven't looked into that yet. But that still requires being able to get a loan without current employment

Hi,
I’m looking to get into real estate investing. I’m in a small city in northeast Texas, and more precisely - north-east of Dallas Texas.
I am currently not working, I’m looking to get a remote job in the information technology sector since that is my background.
I have several different investment accounts and IRA's along with Fundrise recently.
Over the past year I have been wanting to get into real estate, and I took a break from work late last year. Currently I’ve been watching a lot of duplexes and triplexes and rental town homes pop up and want in on that action. I just don’t know where to start.
I have some cash, but not enough for a down payment, and since I am without a job, I don’t think I can go through a bank for financing.
As of last night - I found a real estate agent that I want to reach out to and start networking.
I have my eye on a duplex that I would consider buying and living in one and renting out the other. The posting has been on the mls for several months and it doesn’t say if they are both rented out or for how much.
I hope all of that is ok for my first post/introduction.
