Oh wow! It sounds like you had a solid plan going into that deal. As far as learning in Ins and Outs of seller financing, what would be the best way for me to learn how to structure a deal that works for everyone? I’m only 19, so I think the other issue is people not trusting a 19 year old enough to run their property and carry the note.

I think I over-analyze everything, haha. To me, it just sounds like one of those situations that is too good to be true. I really want to educate myself on seller financing because I think it would be a great way for me to acquire new properties . Do you know if any good resources that will help me understand the process a little better and more in depth?

Is Seller Financing really an effective method to get access to multi-family units? I’ve been listening to BiggerPockets podcasts and reading about it - I just can’t process that to be something that really works in this industry. Has anyone had success with doing a seller financing deal recently - and how did you go about finding & negotiating that deal? I’d love to hear some success stories or just any advice on how to go about doing a deal like that!

Hello all! I am just starting my Washington real estate classes to work towards getting licensed! I am an 18 year old college student/athlete and I am very motivated to start my career! Hello all! I have been on the lookout for locations in Tacoma, Washington for a new I-502 retail store. I have found a building that is compliant and is in a great location. The problem is, the building isn’t for sale. I am not sure if the restaurant that is occupying the building owns or leases it.

My question is, what is the best way to go about talking to the restaurant owners about buying them out of their lease, or purchasing the building? Has anyone gone through this process and been successful? I am looking for any and all advice. Thank you!

I am looking to purchase a building for an I-502 retail shop (Dispensary) and it does not meet the zoning requirements. It is in Tacoma Washington and meets all the requirements except for the zone. The current zone is UCX (Urban Center Mixed Use District) and for it to be compliant, it needs to be MUD (Mixed Use District), CMUD (Commercial Mixed Use District), or CC (Community Center).

My question is, would I be able to get the zoning changed from UCX to a MUD, CMUD or CC district?

Definitely! I’m just a guy who likes to dive in and get things going. College and football will definitely be my first priority, but I want to get a head start so that I will be prepared for life after school. Haha.

Are there any real estate licenses that can work for multiple states? I currently live in WA, so if I were to move to ND, go through all of the course work and then get licensed there, would I have to get another for WA? Would I have to take another set of classes?
