Hello! I've been trying to find an answer to my question for a couple weeks now and no home builders in my area have really been helpful at all! It's for a course I'm taking.

I am trying to determine what portion of new home construction(or condo construction) costs are for kitchen and baths. I've determined that the cost per Sq.Ft in my area for new home construction is anywhere between $80-$340 depending on quality. No one can tell me the percentage of that cost that would be for kitchens and bathrooms! 

So, can anyone with experience in this give me a ROUGH estimate. I don't need exact figures by any means, just a rough idea. I'm aware that prices are different all over as well.

If it costs you $100,000 to construct your average house...How much of that will be for kitchens and bathrooms?

Hello, the 6plex that my girlfriend lives in is poorly managed and not fully tenanted. The owner's husband died a year ago and from what I've heard she has been overwhelmed since then. The owner currently lives in the basement unit because she couldn't stand to stay in the neighboring house she owns due to her husband passing away inside. The plex is in good condition and all big, 3 bedroom units in a great area of town.

My question is, how should I go about making an offer on this property for under market value? I have a feeling she would be motivated to sell but hasn't listed the property because she lives in the basement unit and is also an immigrant with poor communication skills and elderly.

Do you have tips for making an offer or securing this deal? Someone with experience who could offer some assistance, it would be appreciated.
