Welcome Tony! I'm in Lompoc too. I haven't followed bigger pockets for a while but I've learned so much over the years. I started slow and small but we bought our own property to live in and when it's time to leave it will be a rental for us. Nice to meet you!

Hi Logan! I'm here in Lompoc too. I would be happy to be a resource and support, although I would consider myself to be in the same place as you (although no children yet). BP is a wonderful resource.
I've heard it suggested to sae $500 for emergencies only, then pay the smallest card or debt off first, and then use what you would have paid on the small one on the next one. The snowball effect will give you momentum at tackling your debt and the great feeling when you finish paying one off is helpful too. Also I would suggest checking if your bank or credit cards are offering a balance transfer at a lower rate so you can diminish some of the higher interest accounts. Hi Caribbean! Welcome to Bigger Pockets. I'm a brand new investor in Lompoc too; still in the studying phase. I'm interested in small multi family homes too :) But I need to do some wholesaling to build cash (if you know of any job opportunities on base, please let me know..! ) because my job and hubby's job doesn't pay much. Everything recommend is good just pick one and try it then move to the next.
One thing I know for sure is just because you a few "buyers" that say all the right things doesn't mean they'll follow through when the time comes.
Buyers come and go so don't stop getting them.
To everyone that says "when you have a good deal you'll find the buyer" you might be leaving a lot of money on the table by going to the first person interested.
My buyers list allows me to sell 90% deals quick.

Thanks for the tip, Ryan. How would I find the cash sold properties and if they belong to an LLC or are non owner occupied? I don't know how to find that info, but that certainly would be helpful.
Sorry I should have mentioned. I have someone with MLS access show me the cash solds in the area.
