Justin and Robert - give me a shout about potential property management. I'm getting ready to by two properties near the flowery branch area. I posted a request for property managers in the area in a separate thread but this was a very helpful thread, for multiple reasons.

I’m getting ready to purchase two properties in Georgia, specifically in the Flowery Branch area. I’ll be looking for possibly having these two properties managed for me and my goal is to buy one new property every year so there’s growth opportunity for whoever is interested in working with me.

Looking for someone who can do a 1031 exchange for me, along with answering some questions on how the process works and what I’m able to buy once that money goes into the escrow account.

About to sell an existing property and will be able to pull ~120k in equity so looking to double or triple up on rentals after moving this one. Need to know what are my options for using that money without having to pay the capital gains taxes.

Thanks, Ray and Daniel. I'm going to keep on the search and testing some out. Tried out cozy as a sample today and wasn't sold on the reporting parts. I really liked the expense categorization but I'm assuming QBO does that better than any.

@Daniel Hyman thanks! That was my first thought but then started looking into all the features the targeted softwares offer (screening, etc).

I also saw some feedback on using QB just for the accounting side. I’m assuming that’s what you meant, right? Replicating over the income and expenses tracking for best accounting tracking and practices?

I spent an hour last looking into Cozy. I like what I see in that one. Will be looking into others as well.

The couple videos I saw on using QB for rentals are helpful but illustrate that it’s going to be a little more complicated than what I saw out of cozy.

Thanks! I have that one on my list to research in detail. So far I'm seeing Cozy, Tenant Cloud, Rentec Direct, Buildium, and App Folio as ones I need to research. 

Although it looks as though I may exclude some of those based on # of properties I eventually intend to own/manage.

I'm new to this forum (and Biller Pockets) but not new to renting properties. I've never had more than 1 at a time but haven't really leaned in to make it a primary business for a way to eventually replace my current career field. I'm now going all in on learning this business much better to start accumulating more properties.

I'm finally ready to venture into multiple properties due to selling the one I own now and gaining enough capital to go towards the down payment of 2-3 more properties. 

Very much looking forward to being a part of this, and the rental business, community. I've started listening to these podcasts and they are awesome! Have also watched a few YouTube videos and will continue watching the channel's older videos as I also read the books.

As a start to that, I know that starting with the software you eventually want to be with long term is important. Therefore, I'm interested in others thoughts on a software that is good for managing 50 or less properties (my eventual goal).
