I have been trying to get a contractor to give me an estimate on an investment property that I have lined up. However I've had 3 contractors that said they are willing to walk the property and that they would call me back later that day to let me know of their availability. They never do. I leave messages and send emails to other contractors who don't answer the phone right away and none of them respond. I've even used Home Advisor to advertise my project but I'm getting nothing. I would like to get 3 separate bids to negotiate pricing but I cant even get one. What am I doing wrong? and how can I get better success with contractors?

I haven't closed yet and yes I'm still looking for a contractor. I'm very new so I don't really trust my abilities to estimate an accurate cost for a Rehab. So I'm looking for a contractor that would be willing to walk properties with my real estate agent and just give an estimate on what it would cost to rehab the property to achieve maximum ARV. I can then get the ball rolling from there.

I am trying to BRRRR in the Allentown area and I would like to get a hard money loan but I am not familiar with the process. Can anyone explain this process in detail or even recommend a hard money lender?

I am trying to find a good location to invest in buy and hold real estate. However I am worried about crime rates in the Allentown and Bethlehem area. Does anyone know of good zip codes in those areas that will narrow my search for deals? Or some general insight on those areas would be appreciated. Thank you
